Grays Locksmiths Ltd, is a long established Nottingham based business which has been keeping Nottingham secured since 1987.  At the helm, is Andy and Karen Palmer, who acquired the business just three years ago. 

The business operates from shop/office premises in Ilkeston Road, Nottingham; the property was rented, but quite recently the Landlord made a decision to sell these premises and another property in the same block!

Andy & Karen viewed this as a great investment opportunity, to not only acquire the Freehold of their business premises but to also obtain the second property which would provide additional office space and storage.

They had to move quickly as it was important to secure the premises and retain their High Street presence for the business; they also needed to ensure that they were not left at the mercy of a new landlord.  A price was quickly agreed with the Landlord and the Directors then approached Sterling Capital Reserve Limited to assist them in raising the best finance deal to fit their needs.

Andrew Hunt from Sterling Capital spent time with the Palmers to assess their requirements in full before approaching the Lending Market on their behalf.  Andrew provided two options for the Directors to consider – they opted for an 80% Mortgage from one of the local High Street banks which enabled Andy & Karen to keep back some of their own cash for refurbishment  and allowed them to make overpayments without penalty to repay the mortgage back quicker.

Well this week we made our final payment to Thincats and I just wanted to drop you a quick email to say thank-you for helping us when no-one else seemed to want to touch us with a barge pole.

We have gone on from strength to strength since then. We have grown revenue by 40%, opened up an additional depot, renewed most of our fleet, and we are debt free as a business (With the exception of vehicle finance lease!) with no loans, overdrafts or credit cards.

I often now get banks/finance companies phoning looking for business – and I take great pleasure from telling them to politely go away!!

Refinance to Raise Cash
Amount: £75,000

Historically, this company was supplied with free-issue stock. When their supplier began to struggle, this facility was withdrawn without warning. To continue trading, our client needed a cash injection of £75,000 to purchase the stock, and they needed it quickly!

They called us, and after careful consideration of all the business assets (property, machinery and ledger), we advised that the speediest and most effective way of raising the money was to refinance the machines.

We arranged a Sale and Leaseback facility for 100% of the machinery value. and our client received the money nine days after the initial enquiry.

Refinance of Large Retail Food Shop
For: Ground Floor Shop & 1st Floor Offices
Location: Nottingham
Amount: £350,000

The client had bought an ex Kwik Save Store and turned it into one of the largest Ethnic Retail Food Shops in the Midlands.

Due to first year losses, existing bankers were nervous. However, turnover and profitability was increasing rapidly as the business settled down and the client also leased out the first floor offices to one of the local Colleges.

Our refinancing deal enabled the client to consolidate several existing loans, which provided a cash flow benefit as well as releasing some additional capital.

  • A 15-year repayment facility was agreed at bank base rate plus margin 2%.
  • Loan to value 70%.

Recourse Factoring and Payroll

A new start recruitment company supplying nursing staff and teachers to private hospitals and schools within the Greater London district, needed funding to bridge the gap between weekly payments to temporary staff and monthly sales receipts from customers. They now have a healthy cash flow, and full back-office support with the payroll function, freeing up valuable management time.
